Surely there could be references of some kind in New Zealand? Did they rent?
Do right to rent check before anything else, takes 5 mins, she has to give you a “share code” you then check it on government website
If passes RTR check, ask to see her contract of employment. Check salary details, frequency of payment and any probationary period. Get her permission to get in touch with her employer. Verify that the employer is 100% legit. Companies House online search can turn up a wealth of information. With the company and in writing, check that she has a contract and the terms. Any differences between what they say and what’s in the contract, then a straight refusal. If checks out, let the tenant know that you will require evidence of passing the probationary period.
If this was me, this is likely what I would do: If probationary period is less than 6 months, proceed with caution as tenant might run out of money. If everything checks out, issue a 6 month AST and demand 5 months rent up front + 5 week’s deposit. You can justify this if she has no UK financial footprint.
There’re so many TT from Common Wealth countries in the same situation but unable to pay several months upfront. They still manange to find accommodation.
