Would you let them or not please?

Hi folks

How would you proceed with the tenant’s application who is fairly new in the country. Passed credit checks and affordability but has no suitable guarantor?

2 guarantors provided can afford part rent, only one bank transaction payment from employer showing on a report, non British and one only have 3 months left on visa.

Would you let them or not please?

My regular tenants are newly arrived foreign nationals, but they are usually professionals in highly paid jobs, so I dont bother with guarantors or rent in advance.

Have you done right to rent check on them? They need to give you a share code. The length of visa is irrelevant for right to rent, it is whatever it says on the right to rent system.

Yes and checked the share code is valid.

I’m very new in this businesses and my guards are up especially with all these rules. I need an assurance of who will pay me incase of anything.

Still waiting for more input from others and see which way to go :thinking:

How long in employment?

Have you checked 6 months bank statements, previous address? Statements should show outgoings as well as income, previous rent payment and council tax etc.

With the forthcoming Renters Rights Bill it’s going to be a lot harder to regain possession of your property should the tenant turn out not to be ideal.

Bank statements were only showing paid in, no out goings, or other bills payments.

This is more complex for me as a starter. Actually, I didn’t even think about outgoings, but something didn’t sit right. Going back to ask about this won’t help at this point.

10 months employment history
Guarator can only afford part rent, his bank statement only contained one bank transaction
Risk classed as moderate to high

So in the 10 months he’s had employment how has he paid any previous rent (am guessing he lived aimewhere for the previous months)
And NO bills not bought food.not commuted to a job or bought fuel or food seems very dubious
Have they provided a previous address
And tbh the fact that your asking what should you do is the answer in itself if your unsure dont risk it

NB: Why would the estate agency use a solicitor to issue secrion 21. My understanding is that it is a free legal document. However if tenant do leave the propery you can apply to court at that fee.
Please, correct me if am wrong.

Estate agent now wants me to £30 for section 21 that was issued to the tenant because the contract was over. However, they were collecting their management fee even after section 21 was issued up to the last payment made by the tenants.

Meanwhile, l have asked them to pay me for 2 weeks worthy rent because tenants left the property dirty, with marks on the walls and damaged paint work when they redecorated the property without permission. Now, it has taken the estate agent 2 weeks to check the propery, find a cleaner, painter and properly handover for new tenants to move in.

What are your thoughts on this please?

You need to see all transactions….they may have another account.
Ask to see all current accounts and any savings accounts
They won’t have a previous address if they’re new and Guarantors are very overrated…we never ask for them…just make sure of the applicant affordability….
Having a ‘Professional’ job has no bearing on them paying rent.
If you are having doubts just move into the next applicant
