Gas safety check alway late

Just glad you are not one of my tenants. If you have been a tenant for 8 years I would have thought you would have had a better relationship with your LL than rushing off to litigation over such a trifling matter.
There again, your LL should reply to your concerns and worries promptly.
I’d suggest you read and note all the previous replies to your query, which have suggested common sense courses of action for you to take.

They said the smoke alarms were sealed units which are five years out of date and it has been ticked on the form that they are in working order which they aren’t.

maybe they still work . there is a button to check these things

it is reading rubbish like this from tenants with a hidden agenda who are clearly on the make for some money that makes so many landlords give up on the whole business. Soon tenants will have no where to live. Good riddance.

What a load of tosh, people like you are the reason so many LL are giving up and selling, this then translates to lack of supply and then rents increase. You are shooting yourselves in the foot, wake up and be reasonable.

As a long standing tenant surely, you would have been able to sort these issues out by contacting your landlord and suggesting you would purchase smoke, carbon monoxide, and heat alarms and if ok with them - purchase and send him the bill /invoice for reimbursement.
Mine are from Screwfix not cheap more like £16.00 to £20.00 each. Being that you Dean want to look after your family an easy solution to work together.
May be you are annoyed about the landlord in some way. Are you?

Good I have tenants that are aware of rules but are happy to climb a small ladder and position such items I buy on the ceiling boiler etc.

Any wise landlord will ensure they comply with the law in these matters - not only does it keep tenants safer but it safeguards the landlord against legal claims should the worse happen.
It can also make it harder and more expensive (but not impossible) to evict a tenant if landlords are lax in these matters.

However it does not render a property “unfit for human habitation” nor is it a “criminal offence” - this is a matter of civil law rather than criminal law.

Be aware your tenancy agreement may mean you have some responsibility for replacing batteries - or testing and reporting failures in these these units where batteries are not replaceable.
And that if you do not allow access to the landlord for regular inspections they may use that as defence and get of the hook on this matter!

But in answer to your original question - if you have concerns about fire safety in a property you are renting you should write to the local council and ask them to inspect the property - they can then instruct the landlord to make any necessary changes.

If they then fail to make such changes they can in the cases of licensed property lose their licence to rent or can be fined or you have a clear case if you take legal action against them yourself.

Yes I agree with the other landlords that a lot of these moans about smoke alarms are a load of tosh. However landlords there has been a whole raft of regs come in over the last ten years and I do believe that working smoke alarms and and Carbon monoxide detectors are the landlords statutory responsibility and the gas safety certificate has been dealt with so much on this forum. So landlords be carefuI but yeah I would hate to have such a moany tenant too.
