Landlords just curious if you have a tenant that “works from home” and genuinely does only do oaid work not running a business would you want/need to know
I appreciate if someone is running a business from the property you would morebtjanlikely need to know
Also at what point are they declared as runni g a business does it have to be THEIR business? What if they are a Director or similar and contribute to the running of the company from home

Can’t see what the problem is. Most jobs now have at least some level of WFH.
Infact, the fact that they are home actually lessens the risks of burglary.
I’d want to know because it’s likely to affect insurance. In contrast to Stevie’s opinion, insurance companies may consider it a higher risk factor because the T is in the propery more than they would be if not WFH and therefore more likely to do something which causes damage.
If its just working on a computer, using phone etc there should be no issues. If other people, ie customers, suppliers, staff come in or things are made in property thats completely different and landlords highly unlikely to allow this. Some may also not want registered address for business to be rental property.
I’ve just had a tenant who works from home . The house was in excellent order .
I’ve had another who lives like a pig so I served a s21 because he didn’t clean in a year and was proving to be increasingly difficult.
Doing paperwork/computer work at home is not a problem and should not incur any excess insurance premium. What isn’t acceptable is:
- seeing clients in the property
- storing work goods at the property
- using the property address in advertisements for a business
- using the property for any business that requires a licence or adaptations
- operating a business that generates excess noise or nuisance
- using the provided furniture or equipment for a business
Some would also not allow a company to be registered at the rental address, but I’m not sure there is much of an issue with that.
