Guarantor might fail checks

Hi

Just after advice I’ve seen this house I really like to rent passed all the checks which was good. But the landlord to be is asking for a guarantor. I’ve provided which a friend of mine is willing to help but if he fails the checks what can I do anyone else got any advice? I’ve noticed people on here have mentioned paying a few months rent in advance but that won’t be an option for me. HELP!!!

Also, negotiate: tell your prospective landlord you are reliable and a failed reference does not mean a failed tenant: sell yourself!
