Look I couldn’t care less what you think, this is my opinion, and yes they have put rents up because most of them are greedy and are offering absolutely scummy places to people who are desperate to be homed or rehomed. So you keep swallowing your dictionary and I’ll stick to facts !!!

I had rented throughout Covid and have not raised rents for three years.

They’re moving out now and I dropped rent by £10 as market has changed.

Don’t think you realise landlords are in it to make a profit and we obviously charge as much as we can. Don’t think you realise how expensive it is to buy/manage/repair and be a landlord.

Unfortunately the government introduced legislation ref electrics at a time when matters, out of our control, increased the cost of raw materials.
During the pandemic cost of material increased ( timber doubled, cabling increased by 33%). Brexit added to costs as did the blockage of the Suez canal.
Council tax increased by 5% utlities and the cost of living has increased.
Builders and trades are charging a premium to work because they are in demand and can.
I increased rent to accommodate changes in the economic climate. I didn’t do it out of malice, I did it because to offer a good service we have to charge for it.

I destroyed a hotel carpet once and the whole hotel had matching carpets.
The old carpet was no longer available so to match then the whole hotel would need refurbishing. The hotel would gain betterment.
Only my hotel room carpet needed paying for which was different.

It’s totally unacceptable to expect all rooms to be done to keep the match.

The good thing is that you are willing to have it repaired by you. Get that done and take photos.

The deposit can be disputed, and go to arbitration. I have had to do this and so far have been successful but that’s when a tenant has left a broken window, or left all their stuff for me to eat and dispose of.
The last time there were damages, three doors destroyed, an outside lamp smashed, a hole dug in the wall and various other, yet when I asked during the tenancy about maintenance everything was fine.
In the end various correspondence led to agreement that the deposit was handed over to me as it did not cover all the damage but I gave the tenant the option to do this and I wouldn’t pursue the rest of the damages.
So it’s always good to agree but if you can’t agree do what you can to make good, IE repair, keep all receipts take photos of all rooms etc.
Prepare yourself for arbitration.
My tenants in denial didn’t have any evidence and just sent me not nice letters saying it was left in good condition according to them.
I just went to arbitration and got the deposit deducted.

The property was damaged - surprised no-one was insured? The landlord is not responsible for extortionate repairs for unreasonable wear and tear from an animal they had no control over. The owner of the destructive animal is responsible and should put it right.

There is a small amount of damage to carpet on bottom step, that’s all and yes I’m happy to put that right. It was a cat just being a cat, not a destructive animal as you put it.

What about insurance? Your landlord must have insurance, and this is what it is for; perhaps charge you only the excess part? Also, did you pay extra deposit for the cat? again, that’s what it’s for. I wonder if this landlord is going to claim insurance AND get money from you as well!

There’s no requirement for landlords to have contents insurance, which I believe carpets fall under. In any event, the excess is probably more expensive than the damage.

Also, if the lease didn’t allow cats then the tenant is liable for more than just the little fix.

You are right, A destructive animal is completely different from a loved pet that damages the carpet that then needs to be replaced. Totally agree. I love pets too - have a beautiful house-trained dog. Amazed how sweet he is!

I very much doubt any insurer would cover pet damage to a carpet. It’s just what pets are likely to do.

And, @Rebecca42 , saying most landlords are greedy and rent scummy places it totally unfair. It’s like saying most damage your property and don’t pay the rent - ie, just not true! In both cases, it’s a minority that give everyone a bad name. Those are the real facts!

I think she wants money and to not replace any carpet if I’m honest. It’s not significant damage. Probably less to put right than the excess may be.
