How much notice to give to tenant as want to sell

hi all,

currently i have a tenant in my property and there contract ends this march so i imagine i can give them notice in march when there contract ends, ive seen i have to give them 8 weeks notice

No harm in doing both . Written is best

so do i give the 2 months written notice on the day there contract expires so its 2 months from that date

Do it NOW. Only tell agent to put it on for sale when they are out . You do not know the condition it will be left in

surely i cant give him eight weeks notice right now as his contract hasnt ended yet?

you are wanting to tell him you are not renewing the contract, so tell him

sorry i dont understand colin, so i just read after the contract has ended its a month by month basis, so let him know now that he has to go and spose i cant do anything other than that and just wait till he leaves the premises after his contact ends ?

Read your tenancy agreement and the terms for giving notice. Be aware that the tenant may not leave because you ask him to.
Have you a good relationship with your tenant.? As Colin says , they may not be able to find anywhere to go to .

Tony, I fear you are not going to get this right on your own. For one thing, 2 months is not 8 weeks. Detail matters with eviction proceedings. Assuming that youre planning to use s21, you also have to add days to the 2 months for postal service.

I would suggest to look at the Nearly Legal s21 flowchart to see if your notice would even be valid. If there is anything youre not sure of, then I’d suggest an eviction company or a housing solicitor to deal with it.

it depends if it says it can be by email in the AST.

You probably don’t know that the tenant has no obligation to leave at the end of their contract, right?

Written to stay legal. Look it all up online and check your agreement. You can give him notice now so he can start looking. Written notice and an official notice of eviction stating reasons. My contract says i can show buyers around as long as I give 48 hours notice. Make sure you do an inspection first. Youre allowed to. You should know all this
