I want to re-advertise the property while still tenanted

So my tenants circumstances have changed and they want out of the contract. I have agreed as long as I can find another tenant. I don’t see an option to re list it without terminating the tenancy. Any ideas?

Do you mean to relist on OR and the current tenancy for that property is through OR? If not…

Should be fine as long as you get your current tenant to sign a deed of surrender and you have possession of the property BEFORE signing a new tenancy agreement. It can be done as soon as you have the keys back and the current tenant is out. You might want to make sure that the property is fit/clean and ready for inventory so give yourself whatever time you may need inbetween tenants.

I always list the property before tenants have moved out to minimize voids. OR doesn’t care as they have nothing to do with the ending of contract.

Just make sure you get something in return for allowing them to end the contract early. I.e. monetary compensation, no arguments over times to view etc.
