Hello
I have question. I’m renting room in share flat (5 people, complete strangers) for few years. Agency send me new increase rent calculation and added 300£ for upcoming year for water and electricity. I never have like this before. All was included in rent. But now, they increased rent on 75£ per month so its 850£ and added additional 300 £ as one payment for all year water and electricity. Is it legal?
You r lucky that bills r included these days. They are increasing each month and fixed rates are very high, unaffordable. Overall it is a reasonable rate.
I dont think you understand my issue. My previous contract was with Bill included. But now agency want to increase rent and add 300£ on top of rent. Its like one time payment for whole year. And my question is it legal to change contract this way. I trust me I don’t feel lucky at all sharing flat with 5 strangers, sharing wc, sharing bathroom and kitchen.
New contract you do not like then move somewhere else. You do not have to stay The old contract is running out .The new one can be different They are breaking no laws
Is your tenancy currently fixed term or periodic? If its periodic then they are allowed to increase the rent. If its still fixed term, then they can only do it with your agreement.
If you have been paying a bills included rent then the landlord/agent cant change the nature of the deal without your consent, although they could just bundle all the charges into an increased monthly rent.
Its quite possible that this increase is in line with their costs and not unreasonable even though its a large single increase. Were you thinking of moving out anyway?
