Joint Tenants splitting Up,one wants to stay?

They have been in the property for about six years and one is moving out leaving the other and two children to stay there. What affordability checks do we need to do / how many times salary etc checks do we need to do? We don’t want to force the tenant and children to leave if we can avoid it?

Are they both joint tenants? If so, then they’re a single unit and can’t act individually. If they’re in a periodic tenancy then either one can serve notice to end the tenancy for both. If its fixed term, you would all need to sign a deed of surrender. If you want to then grant a new tenancy for one of the adults and the children, then you would need to credit check them and decide.
