Lack of enquiries

Hi, new to the group. We have just refurbished a 3 bed house in a busy rental area. Listed it on openrent (with decent pics & description) just over a week ago. Going to add on rightmove now. We’ve had no enquiries (except one which did not follow up). Anyone had this experience? Any fixes? Unfurnished, initially priced a tad high due to brand new refurb, now priced lower. Bad timing with it being Christmas?

Look at market value on Rightmove, I have the same issue and had to drop the price alot to get the enquiries. I don’t think it’s a good time of year

Mid Nov to mid Feb is the least active time in the rental market in my experience.

after xmas parties have broken up relationships there will be plenty looking for rentals !!

Yes all of the above, you just need to hold your nerve its a bad time

Rents must go up as landlords sell i have several houses on the market for sale now as do many others. Pity this government doesnt have people who understand or at least emphasise withsmall businesses

I actually have a clause in my ast saying they cant give notice for end december and all our payment periods are full monthperiods ie starting on the 1st

Hmm well OR’s ast has exactly same clause

“12.2 the Tenant must give notice of no less than one month, such notice to expire the day before a rent payment day or on final day of initial term”

So people can’t have an xmas epiphany and give notice to leave at end Dec.. they have to give notice just like the rest of the year, there’s no Santa Claus opt out

Perhaps I’m misunderstanding something. Where does the openrent AST stipulate that notice cannot be given in December? Why would December be any different to the rest of the year?

I read @Candid1 s comment as meaning that after Xmas parties (which you mentioned) they can’t just give notice and leave at end Dec.

Ie they still have to give notice.

You’ve interpreted it literally as if there was a clause that specifically mentioned the month December which of course would be strange
