Landlord hasn't replaced broken windows

We’ve lived in the property for almost two years and notified our landlord at the start that the windows were broken/blown.

They have let us know that the window has been broken for 8+ years but refuse to replace/repair.

I’ve only raised issues directly (through WhatsApp) but should I start using the open rent report tool instead and also, what’s the best way forwards to get them replaced?

I’m considering getting some quotes done and forwarding them to the landlord.

Cheers

Joe

If they are not getting them repaired you can -

  1. Get them repaired and deduct it from the rent
Let them know in advance that you are doing this
Put in writing and document how many times you have raised the issue with your landlord

  2. speak to the local authority
The environmental health team could mandate he gets it done

Caveat , he may evict you

Where abouts is the window thays broken/blown was it not broken/blown when you viewed

Hi, the bedroom window was broken when we moved in. The front windows we didn’t realise were blown until a while after moving in.

Hi @Joseph24,

We offer some general guidance on what the landlord’s responsibilities are in terms of repairs and what measures you can take if you need to escalate some maintenance that has been reported and not yet attended to here.

In any case it would be best to seek independent legal advice for your particular circumstances.

Did you raise this on inventory ?
He should replace the bedroom window if it was on inventory
I’m not sure how you deal with the front window
Unless he knows about it he could argue it was like that because of you
If he doesn’t replace let him know you deduct it from the rent
If you have it in writing that he knows about both windows you have cause to get it replaced at his cost if he doesn’t
