Landlord service charge disputes

Hi - I’m really hoping someone can help us.

I have a flat on top (4th floor) of commercial properties. (2 residential flats, and 3 floors of commercial).

There was a refurbishment last year, but in the last 6 months we’ve just had a 3rd “adjustments”. While I expected a payment, I honestly believe the charges I’ve paid, and am still paying for with apparently no end in site, are not relevant to the residential property. (We only pay relevant costs that exclude anything to do with the commercial properties). They also go back to the beginning of 2023, which I don’t understand how they can be “new” on the 3rd attempt!

I’ve asked for invoices, and have an itemized list, and I think some charges are definitely not relevant.

But I have no idea what to do. Should I call in an auditer (and who, and what charges would I expect)? A tribunal?

I’m quite lost, and the extra charges are really hurting :frowning:
