Licence rather than contract

Hello I’m an accidental landlord and following review of all the issues people are having with regulations and contracts , I was wondering if it would be better for me to move out of my three bed , lock the box room which I use for storage and rent the two doubles as room let’s as in ‘rent a room ‘ with common area access/ use . So the tenants have permission to live in a bedroom and permission to use common areas but no rights to stay if I want to kick them out for whatever reason .. where do I stand legally on this ?

If you don’t live there and share accommodation with the other occupants, it will almost certainly be an AST, regardless of what your agreement says.

A little knowledge is a dangerous tthing. More landlord training is always worthwhile.
