Am I correct in saying Openrent only lets landlords receive a certain number of replies now, from prospective tenants, or is this only if you set up a screening/list of questions for interested people?
the limit is 100 if OR deems you are not responsive enough. they want tenants to have a good experience too and don’t want landlords just sitting on top of lots of enquiries and not taking any action. there has to be a limit so 100 was chosen.
Is that 100 respondents or is the same potential tenant sending 2 messages counted as 2 towards the 100?
i don’t think it is so sophisticated
Multiple enquiries/replies from the same tenant do not count towards this limit. If you are concerned about the limit, do let our team know so we can help you craft your advert such that any restrictions / limitations are clear. Assuming that is already the case, you will find a tenant within the first 10-15 enquiries.
If we sense you are recieving more enquiries than would be usual we also email you with guidance and advice.
