Hi, can anyone clarify the position on whether I need to give a new tenant an EPC for a property at the start of their tenancy, when the building is listed and so does not have any legal requirement for an EPC?

The exemption isn’t automatic for listed buildings. You would need to apply for an exemption specific to the property. If it would meet a rating of e it is probably easier just to get a epc if your council is anything like mine.
Having gone through the palava of listed buildings rules on my home I personally wouldn’t want to rent one out as maintenance costs are normally much higher which unless you are extremely lucky you would inevitably incur with a rental.
