Personally I need to learn more about Shelter. If such an organisation taking sides they will also not help the side they are supporting. They could probably become a guarantor (if they are not doing already) and help the landlord out for damages then Lanlords feel comfortable working with them too. If such an organisatin geniuely takes responsibility of the damage etc with no ifs and buts and state of the property is clearly documented, I will work with them easily
Shelters income is £60m a year. They help 1 miĺlion a year (apparently!) So cost of help is £60 per person on average.
They will not be a landlord. At an average property cost of £300k they could buy 200 property a year, It would take 5000 years to be a landlord for everyone they help each year, by which time a lot more people will need help!
They will not be guarantors, the potential cost is too much per person and it’s not their purpose,they are not on your side, if you take legal action against tenant your solicitor wont be neutral either…

I don’t think it is that straightforward I am afraid. You will definitely avoid revenge damage by being a responsible landlord but having a bad tenant doesn’t mean that landlord is not doing his/her responsibilities. While writing this I am looking at damaged wooden floor due to fish tank! Is this anything to do with not doing my responsibilities

c116 Note Shelter in wales are wanting the 6 months notice to quit, a landlord will have to give a rolling tenant , brought forward from the middle of next year, to be sooner. This is proposed to be 6 months as tenants do not have a lot of choice with other properties. ( as if this is all the landlords fault ) so you can see Shelter are NOT the landlords friend and never will be
As far as I can se making things difficult for landlords will not help tenants finding house. I have to look for new tenants soon but I am in no rush anymore! Last time I waited 3 months for the right tenant on one property as getting it wrong awful especially when everything is against landlord. I am happy to wait 6 months if required. I know not everyone can do. But I am sure they will if they can.

i have kept one empty for two years just not advertised it at all as I have enough others and a very good other business. I am a bit tired of the landlord job even tho I have really good tenants.
I would do the same if I can afford. I found it too stressful to be honest.
Its fitting it all in… I change light bulbs for some , change their batteries in the smokies. Get the boilers checked. electrics checked and so on .
Oh I agree. There is always the possibility of accidents and carelessness. This happens in our own homes too.Good insurance generally prevents it being an issue I think.
Landlords should ( and for some time ) Not be issuing Tenancies without a suitable Guarantor. There are more than enough applicants for landlords to be choosy.

An empty property is better than a bad tenant!
But this costs you, presumably, in council tax charges. At least it does in my council (Kirklees), you do not get a single days grace for an empty property, which irks me immensely. Surely, you’d be better off selling it, unless property prices in your area are seriously on an upward trend, in which case remove the toilet and declare it uninhabitable.
The government are making a rod for their own backs. Would it not be far simpler for them to take up the tenancies on behalf of their homeless tenants, and / or stand guarantor for them, instead of fighting the landlords at every step and causing themselves huge workloads and headaches with the excessive numbers of homeless people. They don’t appear to have the common sense to change their approach to work with rather than fight against the PRS, who are the only ones that can solve their problems, barring a major investment in social housing.
The adversarial and litigious attitude needs to change, saving huge effort and costs in the process, as well as lubricating the workings of the lettings industry. They probably spend far more in legal and administrative costs fighting the landlords and coping with the homeless, than they would helping the landlords to help their tenants.

Shelter, generation rent and of course the tenant themselves complain that it’s not fair.
It is definitely better to wait for the right tenant than to go for the first option. It’s too difficult and expensive to remove a bad tenant, and that’s before the scrapping of s21
