Liz Truss shelving banning of section 21!

“A tweet by the political editor of The Times newspaper has claimed that Liz Truss is about to U-turn on abolishing Section 21 evictions.

Steven Swinford took to the social media platform late last night to claim that Liz Truss is shelving Michael Gove’s plans to end no-fault evictions, which were due to be introduced in this Parliamentary session

“The Times has been told that they are not considered a priority & could be killed off entirely, despite being a manifesto commitment,” he says.

Although Swinfords unattributed claims have only been mentioned in passing within his newspaper, commentary has been swift from key figures within the industry.”

Too early for a pint perhaps, but this sounds very promising.

Tenant moves in do a 15 years of wear and tear plus damage in 3 years! Then they do not pay last months rent before they leave and we end up with no deposit which does not cover damages anyway! (unless you want to pursue them through the court - I donot) And they walk away with trail of costs which we need to bear! And on top of this vulnerability they are trying to tie our hands further with banning no fault eviction rule! Usually no-fault eviction is something of a nature where you are not able to prove that your house is geting worse by the day ! Then you chose to replace your tenants. 4 people might be living in the house but every weekend another 4 might be turning up to stay! I am sure tenants will have their own point of view. This no fault eviction is a joke on top of all the restrictions that landlords have including silly documentation errors which can put us in the wrong.

A little common sense here

I looked into this and noticed that senior Labour party politicians were quick to state that Labour will abolish s21 as a priority if they gain power. At the moment they have a significant lead over the Conservatives.

Its reported today that she said in Parliament that she WILL ban s21, so that’s that

Well looks like every tenant will now need a guarantor as standard.

If it comes about, the amount of tenants needing places will increase greatly, many landlords are selling up . If it is passed then. Landlords will be "constructive " in their reasons for wanting the property back

If labour do bring in all the ideals it will make me and many landlords very selective on who we pick.
I would also put the rent up so it puts pressure on a tenants to leave or go into arrears as opposed to sect 21 if it done away with and evict on s8

Very sensible. Where I live there is a rental availability crisis at least in part due to landlords leaving the sector. I believe they are doing that because of changes in legislation that make it hard to be a landlord. Removing s21 isn’t great for landlords. I’ve experienced a tenant trashing my property and running it as a HMO. The refurb cost was £20k. I needed s21. Most landlords want longer term tenants who look after a property and s21 is deployed only when necessary.

Mortgage lenders won’t like S21 to be abolished. E.G. tenant doesn’t pay the rent = LL can’t pay the mortgage = headache for lender = eviction = homelessness = headache for government = going round in circles = would be foolish to introduce S21!

Sorry - would be foolish to ‘abolish’ S21

It means thay are a landlord that uses open rents rent now contract/service . They were asked if they are a landlord or an idiot so given there username confirms they are a verified landlord seems a fair response…

Shelter do do some good work, they may also cause some issues but their purpose is not to help landlords and there are plenty of rubbish lls who keep them busy.
