Loft space on new property

Hi,

I am looking to buy a 2 bed terrace. The property comes with loft space but is not under building regs and has no stair case. I know I can’t have this space as a 3rd bed but can this space be used as an office etc.

If it’s a habitable space then it needs to comply with fire and building regs
I would advise you to speak to your building regs department as they will be the ones to sign it off
