I can’t help in Centerbury, but I would say that you are right to be cautious about Facebook ad’s.
I assume you have been asked to leave by your landlord. If they have given you notice, make sure it is a valid Section 21 notice, and if so, even then it does not mean that you ‘have’ to move out until a court order is granted.
Maybe have a chat with them, and negotiate some flexibility to allow more time, before they decide to enforce the notice & seek repossession.
& speak to the local authority housing dept.
& finally, be careful who you vote for next week. Some parties are very ‘anti-Landlord’, which will be bad for Tenants, as Landlords leave the market & stop investing in the private rental sector.
Hi Karl. Thanks for your response. I’ve done all of your suggestions and while I get it is important to keep investment in the housing sector, the overall economy, Covid, rapacious landlords like mine who won’t fix anything such as ex: I rented a house with 2 WCs and a bathroom with toilet and one WC doesn’t work at all, the other leaks sewage water from the bottom, the freezer was not working when we moved in either, so I had to buy one for same day pick up (hot summer two years ago) but still wants rent on time which is his right under the contract. On top of everything, he said we could stay 3 months longer but have to pay an increase of 15% upfront to stay. The government has let both sides down. A landlord can do these things and have to go to court to evict a tenant for mostly Sec8 or Sec21 and on a Sec21, as long as the form is correct, he has that right. Sec8 is different as that to me is a serious breach of contract and can harm the landlord financially. If you don’t pay rent, you should be told to leave. If you run a drug den or any criminal enterprise you should be forced to leave too. It’s just at a time where the market is so bad for properties, that for a tenant who never complained, took care of the property, and paid rent on time and even paid extra, that we are suffering.
He cant insist on 15% upfront. If this is a ‘fee’ is forbidden’. If its an increased rent, only pay it if he has served the correct Section 13 rent change form. If he does this, you can either pay, or appeal free to a tribunal if you think the rent is unfair.
Re-assure him that you are actively looking,continue to pay your rent at the existing level, and keep looking. Good luck
