I am based abroad and am looking for an independent property manager or consultant (not estate agent) who is willing to act as a UK-based “licence holder only”, with no property management. x2 properties, both in Southwest London. Looking to pay a reasonable annual fee.
what is a license holder responsible for exactly?
Not sure what you are proposing is actually allowed & legal by the relevant LA’s licensing scheme eg westminster state on their site

-hard for them to be capable of managing the property and acting on your behalf if you aren’t paying them to do the property mgt?

Ps easier to just get a cheap letting agent. Can be as low as 5% of gross and its an allowable expense for tax purposes.

I dont think youve thought through the implications of your proposal. Without any management responsibilities, your licence holder would be legally accountable for a property and tenancy where they have no power to address breaches of the licence.
