No luck with finding a new property to move to unfortunately so we are moving in with my mum. Not ideal as we will all be in one room but at least we have a safe, secure roof over our heads.
Not so good is that my mother in law has told me we have to be out by the 20th July so the new buyers can come in with tradesmen & then complete on Friday 24th!
She is desperate to sell this house so will accept anything they say. I did try to say that legally I can stay till the Friday & it just gives me an extra few days but she’s having none of it. I have to sign a contract from the solicitors which clearly state this too!
Apparently I’ve had lots of time to find somewhere new, slightly unfair as we have been in lockdown for most of it!
Estate agents have literally just told me about Housing Hand which is a rent guarantor service. Bit late now but possibly for the future. I just wish they had suggested it when I first walked into the branch & this may have been a different outcome.
Thank you for all your help & advice, much appreciated. Sorry for the long moan.
I am extremely lucky to have such amazing family & friends who are helping me every night to pack up & move bits to my mum’s house. My friend has room in her garage for my sofa & white goods so I have a van booked for all that.
We will be out on the 20th as demanded & the estate agents will have to take over the house until completion date. Personally I wouldn’t let new buyers in until completion but it’s her decision!
It really is stressful & very emotional. I am very proud of my boys, they’ve had to deal with their dad leaving & now moving home in quick time! Lockdown life is a rollercoaster on it’s own without the extra stuff added in.
Hi Emma,
Massive upheaval for all of you. Shame there was no one on here with a spare place you sound like good tenants. The best of luck with everything.
Mr T is right, as yet there are no provisions in Section 8 for a landlord selling the property. The most common use of Section 8 is rent arrears, default is triggered after 2 months of non payment and judge can make a swift order to vacate. Most landlords will serve a No Fault Section 21 as Section 8 allows for counterclaims, Section 21 doesn’t.
If your tenancy began post 2007 the landlord should have secured the deposit within 30 days, as you haven’t paid a deposit I am not sure how that would work.
By Apr 1st 2020 all dwellings required an EPC, if your tenancy began after 2015 a Section 21 would be invalid without one.
I wish you the best of luck, I remember spending over a year looking for a flat because I owned a dog. In the end I told an agency he was an old rescued Labrador with no teeth, chap looked puzzled when months later he met the dog. A Doberman/Rottweiler mix we found wondering the streets one evening. This was back in the 80s, now the accepted pet is a Pug.
