Management Plus Review

Anyone have experience using this service with OR? Worth it?

Just found out today, conflicting with their website, it is only for emergencies and they do not help you liaise with suppliers/tenants with non-emergency issues.

feel like management plus is not the right name for it.

What were you really expecting for 19 quid a month? Agree the name is a bit misleading. OR don’t do any management except initial setting up of tenancy, putting deposit in scheme and rent collection/chasing in ‘Rent now’

Below is what they claim to offer from the OR webpage. Pretty clear it’s almost all emergency cover. Apart from putting you in touch with their suppliers (no doubt for a commission), you get 247 tenancy issue reporting (ie their website is 247 and you and tenant can both use it) and somewhere to keep.track of repairs in one place (if you are disorganized this might be useful)

Well when I bought the policy 3 weeks ago it was £39pcm and the FAQ said they liaised between supplier and tenants even on non-emergencies.

So yeah I was expecting more.

@James177 if you still can find/have a copy of those FAQs, and they’ve not done what’s said there in an example you’ve experienced, I’d escalate to OR’s support team (@mod_harry may be able to help advise if there’s any sort of complaints or review process) and if you dont get anywhere, look at cancelling the policy and requesting your money back on the basis they arent providing the service advertised

If you bought using a credit card you may have some additional protection

Had this email when I signed up. Surely I am not being unreasonable to expect what I signed up for and no comms that this had changed. If I’m expected to sign up for 12 months, they can’t just remove the service with no communication. This would be insurance mis-selling and would account for anyone who signed up for it in the last 12 months?

@James177 so what haven’t they delivered exactly?

Would be helpful to understand what you have asked OR to do that they have said isn’t in the service they provide?

Did you try to ‘report an issue’ as per the email and they wouldn’t do

No I get it. When I decided to use OpenRent and take management plus, it was £39 a month and that included the service of liaising with tenant for booking approved non emergency work. Since then they have reduced the price and no longer offer that element. Was one of the reasons I went to OpenRent rather than a competitor.

@James177 so you are paying £39pm for the extra service they no longer provide. Either ask OR if they will honour original deal or if they will refund for services not provided and cancel or reduce to the current £19 per month to reflect what they now provide
