Moved in with fridge/freezer and hob not working

Hi all,

I’m looking for advice on my current situation. I moved into a flat last Monday that includes white goods. Unfortunately upon moving in we have found that the fridge/freezer doesn’t working and neither does the Hob. A contractor has visited the apartment today and has confirmed that both items will need replacing but unfortunately can’t guarantee that these will be done before Christmas.

I have complained the out letting agent about the situation without nah further communication and o feel stuck. I don’t fully understand how a letting agent can let tenants move in without working appliances.

Is there any laws that they have broken allowing this to happen with no further contact.

letting agents do not check if appliances are working. Contact the landlord?

Not having refrigeration ( that they are providing in the contract) or a working hob would be a category 1 hazard and needs to be dealt with in a reasonable amount of time
Three weeks wait does not cut the mustard
Anyone can fit that within the week
They are talking …
Write to them and tell them to deal with it immediately or they can pay for your food to dine out or tell them you will sort it and deduct it from your rent
Or as Colin says contact the landlord

that contractor may be too busy, there are others . See landlord

Or go around to the letting agents office and look him in the eye when you demand it asap.

This assumes that the landlord hasnt opted out of repairing white goods.

If it’s on inventory he’s responsible
If it was gifted to the tenant then he doesn’t
