Hi there,
I’m looking for some information about moving a property with an existing tenant from a fully managed agency service to OpenRent.
Most of the information I can find seems to be geared towards landlords who are looking for a new tenant and then managing the tenancy through the OpenRent platform.
Has anyone transferred an active tenancy across to OpenRent while keeping the same tenant in place? If so, I’d be interested to hear how the process worked and whether there were any issues to be aware of.
Thanks in advance.
@Bradley14
It all depends on what your contract with the letting agent says about termination. When you terminate with tenants sourced by the letting agent there will usually be some release fee involved. Read your contract.
Best!
@Bradley14 you’d need to end current tenancy (by tenant giving notice or a mutual surrender) return deposit and create new tenancy agreement in openrent and tenant would need to provide holding deposit and 1st month rent balance to OR and new security deposit to OR. Obv cash flow issues for tenant potentially but aside from holding deposit they can just ignore OR demands till payment day.
OR dont ‘transfer’ anything or offer to do that in any way. Basically they don’t want anything to do with any tenancy not created using their template (for obvious legal reasons)
Best
Openrent is letting agent with extras. Its a platform for self managing landlords, so unless your confident of the all the regulatory stuff, I’d do some landlord training before considering the move.
