My tenant they have damaged my house in only 9 months

Hi everyone, I got the house back from my tenant, now rushing to repair the house and advertises it again, filling, and sanding all the house, just yesterday I worked more than 11 hours in the house.

I just would like to give more details about the house, I bought it last year in July with require of repairs, kitchen ,living room and porch was fully skimmed, new laminate flooring down stairs and upstairs, new carpet to the stairs and landing, than the kitchen fitted with second hand cabinets and then I bought more from B&Q , new worktops, porcelain tiles floor and walls , about the bathroom, new tiles floor and walls, and new cladding ceil , also the house was fully painted, walls and ceiling , all the worked done beginning of September , than advertised on Open rent , in thatā€™s time was 70 people requested to view the house, I couldnā€™t see all , I met only 10 or 15 , than me and my wife we decided to choose the lovely tenant, they earning more than 70k also we done reference report , was excellent , they moved in was first of October 2023 until the end of June 2024 they bought new house, so they only lived in my house 9 months .

We decided me and my wife, to fix the house by ourselves quick and re advertise it again, and hopping if we could claim Materials cost from the deposit Ā£800 , I am going to keep all the receipt ,someone said we canā€™t claim labour cost , so we going to claim the Materials cost only .
BTW the damaged fridge freezer drawers , any idea how much can I claim ?

Also the damaged 2 rails curtains poles, going tomorrow after work to buy from the range,

They damaged my kitchen blinds, bought it 9 months ago was Ā£10 , but to fit one I have to trim it down will cost me time , can I claim more than Ā£10?

Also some doors stopper missing and some damaged.
Anyway I am going to load some pictures what I have done.

you cannot claim for your own time. You can claim for materials and labour of say a tradesman who fixes something you cannot do

Hi Glenn, thanks for your advice, I already starting to repair the house by my self, then I will try to claim some money from they deposit , I think I have 14 days to release the deposit back ,

For freezer drawersā€¦go to spare parts websiteā€¦put in freezer model number and it should offer a replacement ā€¦order it and dont forget to claim the whole receipt including delivery ā€¦keep photographs of all your receipts (i write on the top date received and what item is as it makes it simpler for me.

Hi Peter , I donā€™t trust them to do anything, they already the curtain rails, canā€™t secure the pole any more, the third curtain rails, they didnā€™t release the screws , they just pulled the pole to take the curtain , because they havenā€™t got a screwdriver to release the screws,glad didnā€™t brake, so I only asked them to cut the grass .

Donā€™t allow them to do any rectification, I had Nigerian Tenants who wrecked the House. I told them the repairs would come out of the deposit, though that would not be enough to cover all the damage.
They attempted to do the Decorating etc themselves and made things even worse.

The lesson I have learned, is donā€™t let to Nigerian or any African Tenants, they have no respect for other peoples property.

just to balance the scathing generalisation of 1.5 billion people from Robert21 there, I have a Nigerian family and they treat the house perfectly.
