New beds every time new tenants move in?

My new tenant tells me that landlords always provide new beds when letting furnished properties to their tenants. Is this correct?

My idea is to deep clean them using a carpet cleaning machine or mattress cleaning service since they are in good condition and look clean to the visible eye anyway.

They don’t know what they are talking about. The choice is solely yours to make.

Careful doing this. You cannot insist on / nor charge for professional Cleaning when tenants move out, as a standard condition. Only if you can evidence the property isn’t left in a similar condition as on move in.

That is right, but it does not mean you can require tenants to pay for a professional clean at the end, even if you have paid for a professional clean at the beginning.

If a tenant tells you they have cleaned the bed to a professional standard themselves.I’m not sure how any inventory would prove that otherwise.

Clearly, if there were visible stains, that would be different, but otherwise, surely any changes could be justified as normal & expected wear and tear.
