Nightmare tenants - Section 21 - Openrent contract

I issued a Section 21 notice to my tenants toward the end of last year, requiring them to leave the property by December 31st. However, they failed to vacate on time and did not pay rent for December.

They have now left the property and returned the keys on January 13th, but their car remained parked on my property until January 23rd.

The tenancy agreement via OpenRent states that rent is due on or before the 11th of each month. Am I therefore entitled to charge a full month’s rent on top of the December rent arrears, given that the keys were returned on the 13th and the car was parked on the property until the 23rd?

You cant charge a full months rent for cover 11/1/25 to 23/1/25. You could charges pro-rata rent for this 13 day period.

If you and the tenant are treating the tenancy as having ended, then you cant charge rent at all. If you try to, you will probably create a new tenancy.

You need to treat the car like any other goods left. Check your tenancy agreement for how long you need to give people to collect it.
