NO Dss landlord are being sued

My understanding is that the tenant can opt out of this at any time though, if I’m right it’s rather pointless.

Paid in arrears where a typical tenancy agreement asks for the rent to be paid upfront.
The government simply isn’t on the same planet, let alone the same page!

My first tenant was in and out of work like a yoyo. We inherited him with the purchase. Never again. We lost £4000 and costs to do it up when we did get him out. If the boot was on the other foot you would think twice about how you protect your hard earned money. Its so easy to say when you have nothing to lose. I reference everyone and if they fail they do not get the property. Also you need to have an income that is 3 times the rent or you could not afford to live. I will never rent out to someone I know cannot afford it and not even legislation will force me to do so. If it continues to ductate how people protect their investments the rentals will didappear altogether. That will be detrimental to future renters as they will be fighting for every property. Some legislation is good but recent legislation which in some cases is totally OTT is too costly and cannot be achieved which puts those houses soley for buyers who are living in it themselves. So the market gets less and less. Be careful what you wish for. You might shoot yourself in the foot

Why do you think it’s now 50 tenants applying for one property when houses used to be ‘abundant’?

It’s because landlords are being ‘made’ to do things detrimental to their best interests, and are selling up.

Less properties, less choice, higher rents, more competition, more homeless.

You really need to think this through and see the consequences down the line.

Yes your quite right we are not permitted to discriminate against people on benefit but personally I would find a working polite individual more appealing than a belligerent benefit claimant. …… wouldn’t you??

And this is exactly why the advertising of rental properties on openrent are also in the wrong. They claim that £450 per month for a room in Wokingham where i live, the local housing will not pay the rent? This i found on every single room, 1 bed flat covering my local area. Openrent are wrong in putting this and they should be reported.

If you can’t afford it, you can’t have it. It’s how the world works. Illness or no illness.

Evidence? Or just guessing?? No landlord ever made any tenant live anywhere they didn’t want to, A tenant chooses to stay put or they choose to move out.

all we can say to Brummie is “have a nice day” and pity her/ his landlord. I exactly remember the reason tenants on dss got rent direct It was to “teach” them to manage their own finances …!!! Please do not laugh .The rent arrears to housing associations is no laughing matter

I think you are stretching it saying you pay your own way when you are reliant on handouts from tenants. These people are paying your mortgage and then some. Count your blessings, you are a on a good screw for doing close to zero.

Of course, your tenants pay your mortgage for you so no need for you to manage your own finances ha

Makes me laugh how you infer you are in this to do some sort of service to society when you are plainly all about the money (getting your hands on other peoples that is). We’ll keep that snout in the trough and eat piggy eat because the new changes are gonna end this ludicrous cash bonanza enjoyed presently and you’ll have to tighten those belts. You’ll know what it’s like for renters who turn over half their wage to you every month only for you to hold them in such low regard.

No to your typical response. I am providing a product. A nice home at a reasonable price with no hassle to the customer. I have long term tenants with mutual respect on both sides. They look after the homes that we invested everything into and we respond to their needs promptly. Its a 2 way street and we both have our part to play. You could do exactly as we have done but that takes sacrifices and damned hard work. So you think we was born into money? We have spent and invested our lifes work into this. The typical response of someone like you is to act like we are privileged because we had the guts to put everything we earned into project like this. Taking the easy way in life ie let someone do the hard work to provide a good house for you is not good reason to behave badly because you want it for nothing. Its a bit like saying the job you do is bad because your boss gets the profits and you just get a wage. That wage lands in your lap each week because you do the job you are asked to do, your boss gets the profits because he built it up through hard work and the risk and stress that goes with it.

Most small landlords have sacrificed for literally decades to be able to afford to a single BTL. They had the intelligence, foresight, will power and grit to knuckle down and take the risks and stress involved with this type of business venture. It’s often life savings being invested. Anyone who disputes this has zero knowledge of the concept of real discipline and sacrifice and most likely the type of person who pisses their wages away, holidays every year while ordering take aways thrice weekly, a new car on the never never along with having too many kids too early without being able to afford them. Dont resent those who havent made as poor life choices. Like you wouldn’t do it if you were able to!

Most LL have not been gifted a single thing. As Christine2 has said, it’s no different to any employer, who has taken risks and effort to be in their position. Do you feel equally twisted and bitter towards your benefactor, you know, the one who pays your salary? Doesn’t he/she offer you the service of employment??

Yes, belts will be tightened, LL will dump stock and with it rents will rise and rise some more and people will begin moving into shared accommodation as the hmo market grows as this will be all they can afford.

Mark 10 your good reply will fall on deaf ears We can all sell up ,keep the cash , there will be even less places to rent, remaining rents will rise, and K may well be out on his ear , then the chip will fall off his shoulder, maybe. .This from a person who has only just posted and cannot possibly have read the thousand s of posts on this subject. ( we do of course welcome him to our comunity). Education is a good thing
