I am a first-time landlord looking for advice. We have a 12-month contract agreement with six months break clause with our tenants. It’s been six months, and I would like to ask the tenant to vacate. What’s the process?

You would probably serve a s21 notice, but it depends on the wording of your tenancy agreement. Also the notice wont end the tenancy, so if they dont leave, you’d need to go to court. You may need help with all this as its very easy to make a simple admin error and have to start again . Perhaps speak to a solicitor or eviction company.
