I am renting out my UK apartment and will be moving abroad in a few weeks. Can I get the insurance provided here from openrent? Or do I need specific overseas landlord insurance and does anyone have any recommendations for this?
From my experience, insurers don’t care where you live for the purposes of landlord insurance as long as you are a British citizen. You’ll need a UK address for service anyway so you should have that as your insurance address.
Insurers may have specific requirements that you or an agent you appoint carry out regular inspections otherwise some parts of the insurance won’t be valid. Check the policy wording carefully
You’ll also have to figure how you will manage if not there - everything from checkin inventory and inspections and checkout to dealing with tenant, letting tradesmen in for boiler service annually etc - does someone else have keys and can keep an eye on for you? Sorry if all ridiculously obvious
I dont think that’s the case. They want that information to help them assess risk. Total Landlord Insurance has the following on their website:
“If you live overseas while renting out a property in the UK, you’ll need to take out specialist expat landlord insurance for overseas property, to make sure your property is adequately insured”.
I used Simply Business to get my landlord insurance for my uk property whilst I was living abroad. However, I did have letting agents to look after the property during that period. The insurers were aware that we lived abroad. I wasn’t made aware of any specialist expat insurance requirement.
Well, I lived overseas for 21 years renting property and never had to have specialist insurance. I used Discount Insurance landlord insurance for the entire time. Came back 6 years ago so maybe things have changed.
