You need only spend money required to return the property in a similar condition as it was when you moved in. You chose to move into the property with its weeds & all, and that is the obligation you have accepted to maintain in a similar condition.

If it’s really a problem that a male is looking at the bedroom you should really have discussed this with the landlord before you moved in. They may be accommodating and ask a female to inspect the rooms. But as others have said, it’s part of a landlord’s responsibility to check the rooms. If the rooms had mould, or you had additional tenants living there, the responsibility for that actually falls on the landlord. That’s why they need to check everything is in order. After a few visits, they would get a feel for how you are looking after the property and the inspections may actually decrease. e.g. I now only visit once per year and my tenants take so much care of their homes.
