I have 2 questions that I need help, hoping the community can be be gentle and kind to help find an answer.
With a pensioner tenant can I get the rent guarantee insurance for this person?
prospective pensioner tenant says they had CCJ before ( they overlooked a bill 2 years ago-) will this person pass the credit check? again will you rent to this person?
I have no idea about the RGI. I would want more detail about the CCJ before offering a tenancy.
Older tenants come with extra responsibilities. If they have not become home owners by the time they are pensioners, I would say that they are unlikely to ever want to move from your home once they’re in. That’s both a good and a bad thing as they may not have the funds for significant rent increases and it becomes difficult to evict them if your circumstances change, (ethically not legally). On the other hand, if you a planning to let the property for a long time then they may save you the cost of voids and replacements.
I just wanted to add my positive experience of letting to a pensioner (husband is retired, wife still works in NHS admin).
Their income is unlikely to change, so their affordability shouldn’t change because he can’t lose this income. It is very useful for getting tradespeople in because he is usually always home. Rent is always on time and in full. As others have said, if they haven’t bought by retirement time, they are very unlikely to, so want to rent for the longer term.
My main worry is if the tenant’s health deteriorates and can no longer manage the stairs (is a 1st floor flat). I have only done one quite reasonable increase in 3 years and am reluctant to increase the rent as i want to keep it affordable for them.
They look after the place very well and have been excellent tenants.
