If I got 13 years of references from the agent and landlord would it make any difference, not in general but for you?
This poses a problem. I would trust the word of the landlord before the tenants current one as the current landlord may lie to get rid of a bad tenant, as would an estate agent.
I would need to speak with them and inspect property, written reference doesn’t mean too much to me.
Long tenancies may suggest a more reliable tenant.
they can move kids in. No limit to the number they can pop out. And my kids do more damage than any pet I’ve ever owned. Other day the toddler managed to smear crap literally all the way across the living room carpet because my partner had fallen asleep without meaning to.
This is why we have a carpet cleaner.
But somehow a cat with a litter box is worse!

I’m only interested in a long tenancy…some landlords don’t offer that. I’d also be happy to pay either an insurance that covers pets or add an extra payment per pet per month as it can’t be added to a deposit. It’s a shame as it’s people that ultimately let us decent pet owners down as bad pet owners really shouldn’t have animals
Sorry I meant having a history of a long tenancy/tenancies. LL won’t offer long tenancy to begin with as they need a tenant to prove themselves. But if it’s a good tenant LL will extend.
Well, the law is against you Mr Landlord. You may not discriminate against pet owners or anyone else. You are what is wrong with the selfish and ignorant landlords.
Everyone always discriminates whatever the law says.
The law does allow discrimination against pet owners anyway!
It’s selfish and entitled to expect anyone to put up with an unwanted animal in their property.
Dog owners will typically leave their pet locked in a single room with a bowl of water and a squeaky toy for 10 hours while they goto work. This is beyond selfish! Why arnt you complaining about this? Funny how I’ve never heard a single comment on this type of ridiculously selfish behaviour by any tenant on this forum!! Because its impossible to justify.
If the law is changed it will not make any difference, the proposed law reads “landlords cannot reasonably deny permission for tenant to keep a pet”, being allowed to keep a pet will not be the default position, get it? there’s plenty of reasons why to deny including the above.

Mark10 the law will change the issue of pets. If a pet is a nuisance or is introduced against the terms of the contract and the tenant does not stop the nuisance then a court will decide. As there is an inference that pets should be allowed courts will decide in favour of the tenant.
In the long run if more property is available to rent and it is less difficult for landlords to evict really anti social pets the good tenants who take responsibility for their pets will have more choice.
The govt is silent on its negative contribution to supply with the massive cash yielding sell off of social housing. It is silent also on responsible landlords and instead treats all as crooks which removes power from responsible landlords who must deal with the occasional irresponsible tenant.
Outcome. Less available property and a pyrrhic victory for tenants

That’s an issue for animal welfare people and should be reported. I E been in houses that have had animal damage and most of the people who allow this to happen aren’t caring for what’s right for the animal, but you still cannot discriminate against them even if you seem to say most people discriminate anyway. Be better than them and don’t.

Animal welfare do not do anything for a pet that is locked in a room as long as it’s being fed and watered. Shelter is not even a requirement so an animal can be locked in a cage, (let alone one room), but as long as it’s not malnourished or dehydrated, according to the animal welfare laws of this land there’s nothing anyone can do.
It’s this naivety too, that people think there’s a host of laws in place to protect everything little thing for a landlord.
There isn’t.

I have preference for working , non smokers , no pet owmers… if that is against some posters feelings , tough… against the law… Tough.
It’s not a government problem at all… Your the one with the pets so its you who have created the problem for yourself! And again pushing the issue onto Landlords who the majority don’t want to host your animals
Yvonne, with respect I am not confusing you with a hatred of Landlords but have to say that some of your comments are a bit off the wall.
It’s a first I’ve hear that children cause more damage than pets and the majority of my tenants over the years have been families although I have to admit I’ve never had or seen any evidence of a tenant doing an oil change on a motorbike in the living room of a rented property.
Your opinion of your pets behaviour amounts to little more than a worthless statement as I don’t know you or your pets but as part of a huge residential association I listen to a lot of bad pet experience stories but strangely enough I don’t recall any recollections of residential oil changes. I’ll certainly let you know if one of my tenants invite a pack of hells angels to garage their bikes in his kitchen.
