There are 33 2-bed properties to rent in Margate on Rightmove, so that might explain the lack of interest.
When was the property last redecorated, as the paintwork on the banisters, hallway wall and one of the bedroom walls is very poor finish & patchy. Plus the communal hallway is in need of an upgrade too. Presentation will help you attract tenants.
You need to price realistically. Renting property, like selling all goods is based simply on Supply & Demand. You need to price to sell in the current market. If it isn’t getting enquiries, its too expensive.
Have you looked at the property on the link I have provided. It has been newly refurbished and in very good condition and the communal hallway is clean and tidy.
So the property is very well maintained and I have had very good feed back from people who have viewed recently. How ever I couldn’t proceed with them because they were locating from London but did not have a job contract in the Thanet area.
My pricing is very fair for the quality of property I offer. I don’t want to decrease the price too much or I will attract un-suitable tenants.
Looks very patchy to me. Maybe its the photo not showing well. The bottom of the that bannister looks like it has very bumpy paintwork (poor finish). This is what I would look at if I was renting.
The property has been refurbished since taking these photos. This was how the tenants had patched up the paint work when they left. There are no bumbs or marks on the walls. The communal hallway is clean and tidy and the walls just have some scuff marks.
May be I will take some new photos and post them.
I have just reduced the price from £995 to £985pcm. The property doesn’t have any damp or mould and is very warm even in the winter when the heating is not on.
Hopefully I will attract more attention now that the price has been reduce. I will also take new photos to post on the listing and remove the patchy looking paint work photos.
If you have any other suggestions then please let me know.
Well there could well be your problem then. Advert shows poorly presented property, which you have now renovated, but haven’t told anyone, and your advert does not say ‘Freshly redecorated’ to tell people.
& communal hallway. Your opinion = some Scuffs on wall. My opinion = Needs repainting. Your potential tenants opinion = Who knows, but if they agree with me, they may not be interested.
Hi David, The photos don’t do justice to the size of the property. When people visit it they say it is quite spacious which it is.
Also my decor and carpets and flooring are of much better quality then the property in Addington.
Tenants have commented on the high quality finish of the property. Also I offer a bosch energy effecient ultra quiet washer dryer in the flat which means you don’t hear any noise of wahing and drying. This allows tenants to live peacefully in the flat.
The property is also in a nice location close to all the convenience on Northdown Road and only 20mins walk to Margate Old Town.
The bedroom are a double size bedroom and they are not at all pokey.
They are both bedrooms are bright and fresh feeling bedroom with good quality clean carpets. The main bedroom has good quality thick thermal insulating, black out curtains, matching the bedroom, so the tenats can move in and start living straight away.
Hi David, I only have my i-phone to take photos. I am going to upload fresh photos of the bedrooms as the ones on the listing were taken before my decorator re-decorated. The tenants had patched up the paint work before leaving and didn’t quite match it to the colour I have on the walls.
Thank-you for all your feed back. They have been very valuable insights. The property has only been listed for around 20days so I will wait and see how I get on.
