Please help me and my son anyone

Dear landlords

I hope this message finds you well.

My name is Jack Cook, and I’m urgently seeking a suitable property for myself and my 9-month-old son, Jaxon. Jaxon has a very rare and life-altering genetic condition called serine deficiency disorder, which requires full-time, complex care. As a result, I had to give up my career to become his sole carer.

This situation has changed every part of my life. Despite doing everything I can, including turning to the local council for help, I’ve been let down—leaving us still living in a hospital. The accommodation we were offered was entirely unsuitable, and I’m now at serious risk of losing my son simply because I don’t have the appropriate home to bring him to.

It is imperative that I am housed in or near Waltham Abbey, where my support network is based. Their help is essential for both my wellbeing and my ability to continue caring for Jaxon effectively. Without their support, I fear I will not be able to cope, and that could directly affect Jaxon’s future.

I am reaching out in desperation to ask if you would consider letting a property to us. I’m a responsible, committed father, and I’m doing everything possible to secure a stable home for my son. If you have any suitable properties or are open to discussing this further, I would be incredibly grateful to hear from you.

Whilst i sympathise with your plight
You have no visible source of income as you have admitted you have given up employment
You are (somewhat understandably) looking in a specific area
Is the new home going to need adaptations? If so this could prove an issue to a ll
What type of property do you “need” flat house bungalow?
How many people are moving (just you and Jaxon or is there other fanily too?)
What happened to the property you lived in PRIOR to Jaxon being born
All these questions although they MAY seem intrusive and possibly irrelevant are things that a ll will probably want to know BEFORE considering you

Thank you for your reply and for your thoughtful observations. I really appreciate you taking the time to consider my enquiry and giving me the opportunity to provide more detail.

Income & Employment: I previously worked as an electrician and fire engineer, but I had to give up my career to become a full-time carer for my son, Jaxon, who has complex medical needs due to a rare genetic condition. As such, I am in receipt of Carer’s Allowance and Universal Credit (including the housing element), and I am also awaiting an increase in financial support once Jaxon’s Disability Living Allowance is processed. At present, my income is around £1,000 a month, but this will increase shortly. In terms of rent, the council would be covering the majority of the amount, with any top-up coming from my benefits. Once a tenancy agreement is drawn up, I can confirm exactly how much the council will contribute.

Location (Waltham Abbey): I am specifically looking in Waltham Abbey or the surrounding area due to the close proximity of my support network, which includes my family. Their help is essential in supporting both myself and Jaxon as we manage his complex care.

Property Requirements: We are looking for a ground-floor flat, a house, or a bungalow. At this time, no adaptations are required as Jaxon is still very young, though that may change in the future depending on his needs. For now, a warm, safe property with enough space for medical equipment and occasional overnight carers is ideal.

Occupants: It would be just myself and Jaxon living in the property. No other family members will be moving in with us.

Previous Property: I previously rented a property, but I had to give it up after I stopped working and could no longer afford it. I am still in contact with that landlord and would be happy to provide a reference from him confirming I was a reliable and respectful tenant.

I’ve always taken great pride in looking after where I live. I’m someone with strong, old-school values — I treat people’s homes and possessions with the same respect I would expect for my own.

If you would like, I can also provide supporting letters from my son’s medical team or social workers to confirm our current situation and the efforts I’m making to secure suitable housing.
