Hi need advise as I’m new to open rent ,
I have a couple as potential tenant who will pass the affordability with their combined income , however have poor credit score -No bankrupcy history ,No ccj & no iva .
There is no landlord reference as this is first time they are renting private ( previously lived in a rented house from Council) .
What precautions I need to take ?
will I be able to get landlord insurance if I ask for a guarantor ?

you can have a poor credit score if you do not use a credit card or never borrow money (except for a mortgage). I have no card or finance so probably have not got a good score . Not care…Does not make them a bad risk in my view
Why did they give up a council house?
Thank you for the replies they were some other issues as well so I moved to the next tenant now .
