Potential discrimination by asking whether the rent is paid by DSS or not

So LHA rates match your rent? This is not typical, are your rents really low?

It is default for most authorities to pay rent direct to tenant, unless tenant defaults repeatedly then can be paid direct to LL (even then can be stopped by tenant).

Perceived risk is high.

I haven’t had any of those problems either when renting to disabled tenants.

Affordability is a lot more of a consideration now than before to those on benefits, rents have rocketed and utilities, cost of living, while benefits haven’t increased proportionally.

Benefits paid by the taxpayer, so as more people are becoming disabled or need help , the welfare system is creaking. They will never be able to pay the market rents

Are tenants in receipt of benefit payments more able to access (possibly free) legal aid to deal with any tenancy and housing disputes ?

My rates are definitely BMV but not ā€œreally lowā€. It’s all UC where I am so LHA is only one component. I have only one T who is entirely dependent on benefits. They top up the rent from LHA with money from other benefits.

I currently rent a private let 1 bedroom flat which my rent is fully covered by universal credit housing element, as I am deemed to ill to work at present. My rent is Ā£395 a month witch is stated on my tenancy agreement. I actually live with a serious mental health condition and get confused quite easily but I’m sure Universal Credit Housing Element is paid every 4 weeks but my landlord is happy with that. If there were a short fall in rent I could afford to pay it, I currently receive Universal credit sickness element and Adult disability payment. I actually found my flat on openrent.co.uk. the only thing I find is landlords seem to always ask more that Universal credit housing element will pay but I fully understand. In April the amount of Universal credit housing element pays will go up though. So maybe other flats by other landlords will be available to people on benefits. At present I get my rent paid direct to my landlord to give us both peace of mind and he’s guaranteed his rent not he would need to worry with me. I am looking to move asap though to be closer to family, but it took me so long to find the flat I am in, I have no idea how long it will take to find another in a suitable location and had a good standard of living.

Hi I just read you post, I’m sorry you were diagnosed with a tumor, it’s a terrible thing. I had a family member who was diagnosed unfortunately he is no longer here, I tried to help so much. You should rent to me m8 my landlord will give you a reference he had said he will give one and I have a guarantor. Cash for moving in is no issue. Shame I’m in scotland and you ate no doubt not :sun_with_face:

I actually get my rent paid direct to my landlord, I was not able to set it up myself though, I Found out from universal credit how my landlord had to go about it, I then had to explain to my landlord about it, sent him a link to the application to fill out, I even advised him how to fill the application form in, he was not bothered either way as I always paid I just found it easier as my standard order or direct debit was set to be paid on a certain date, but if that date was a bank holiday or weekend it would come of on the following working day. I just found life easier not having the landlords cash sitting in my bank account for extra days being mixed up with my own money. Especially when for example council tax direct debit comes of, I did miss a council tax payment one month, I was 21 p short so payment did not take. My council tax then changed and they took more of them expected which then left me a tiny bit short for my rent, not much, but i did transfer all i had and explained, he was very understanding. Any landlords can request rent be paid direct to Thier bank.

It depends on which local authority. Most only allow direct payment to landlord once tenant has missed payments and is struggling. (Typically 2 months non payment or late payment). Even then the tenant can cancel the direct payment at any time. This doesn’t offer any real security for the landlord.

It’s true, I have rented a property before, now the add did state no DSS but the rent was cheap and housing benefit would cover it. So I viewed the property, the landlady was nice, now it was a few years ago, every one has a past, so I accepted the Tenancy and obviously cause she accepted me, cause I’m a nice guy, good manners, brought up well. I gave her deposit first month’s rent, I did have a job when I accepted the Tenancy but not long after I got paid off. So I had to claim benefits, I did not inform the landlord and did not need to as housing benefit covered the rent. Council tax was cheap to. And being an excellent chef I am able to eat and cook delious food on a tight budget. And I am good at cutting back Costs with power if need be. So I just paid My rent when housing benefit was paid in my bank. No one was any the wiser, I would never rip someone off, especially and old women. But they Is not being straight up I did not inform her. But nothing came of it. When I left. I actually liked the lady so much I let her keep the deposit and I left her a generous gift in her property to show my appreciation for renting me the property. So I don’t believe you need to inform the landlord if you are accepted, pay deposit first month’s rent and can afford your bills and to live, though my policy is to be straight up 100% honest Infact I’m to honest now, to the point people take offence.

After reading your post I quite warmed to you until I reached the part where you started slagging Landlords off … How quickly an opinion can change and mine is no exception. You don’t do yourself any favours with such an attitude and now you’re labelled as a complete idiot!!!

Maybe labeled an idiot to you and any landlords who do wrong but will never admit it, but to any most I’m a breath of fresh air so much an idiot i secured a new private let, must be all the knowledge I learnt from being on here for 2 weeks. Infact it’s only been 5 days and I secured a property in a sought for location, the landlord knows I’m claiming benefits for now to and is happy and I certainly will not let him down
