Hi - I currently have a 2 bed property to let and have done viewings with at least 5 promising tenants who say they want to apply/ leave their email addresses for me to send an application form, but for some reason never end up applying. They seem interested and positive about the property/ say they want to apply etc after viewing but something drops afterwards.
Can anyone shed any light?
@Rebecca95 try getting someone else to send the emails or phone them for feedback - maybe they aren’t getting your emails or your emails are going to junk folder.. tho if they were genuinely keen I’d expect them to follow up with you
Or maybe they are just being polite instead of saying face to face they don’t like your place
Get people’s whatsapp/tel when arranging viewings (good idea anyway in case you or they have to cancel last minute or are simply running late) don’t rely on email

Are you asking screening questions before arranging a viewing? Could be when it comes to committing things in writing on your application form they would fail reference/ affordability checks . ?

I specifically tell people on viewings that I don’t accept expression of interest on the viewing itself as people will often say yes on the viewing, and then change their mind. I’ll make it clear that if having left the viewing they are interested, they need to send me a message via Openrent.

all par for the course. Two things I do at a viewing that may give you a better idea of their intentions and also help lighten your load.
Firstly, at the end of the viewing, if I’m happy to proceed with them, I say that if they’re serious about the property, I’d like to see and take photos of their ID (which I always ask them to bring) and get them to sign a data protection form. I then give them my email address (if they haven’t already got it) and say that if they want to proceed to email me asap and I’ll send them the application form.
If I sense any hesitancy re the data form, I ask if there’s any reason why they wouldn’t apply. That may surface an issue which can be negotiated. If not, and they’re still hesitant, I’m not pushy. I say that if they want to think about it, they can take the forms with them and send me copies of the ID later with the signed forms later when they apply.
By this point, I have a pretty strong idea if they’re going to bother and don’t waste any time wondering about it. The onus is on them to contact me to ask for the app forms if they truly want the property.
BTW, I never take holding deposits and keep the advert open until someone new has the keys. You never know.
