Rats in the attic

Hello, my tenants has informed me that they suspect rats in their attic and they have asked the council to call to review, with a charge. They have also very sensibly purchased some rat traps and placed these in the attic. Am I liable for the cost associated here?

What does your contract read?
Under statute it’s your responsibility unless your contract designated it a tenant responsibility.

From a pragmatic point of view lots of rat bait from screw fix £5 and works a treat
Also get an electrician in to check electrics ( ours gnawed through and we had to rewire lights )

I don’t think you leaving this to tenant and council to deal with is right approach. Rats can cause major damage. You need to get directly involved and get on top of it fast before they nest and breed. Insurance often excludes vermin damage.

Any idea where the rats may have entered your property?

I’m on it and getting it sorted.
