Referencing advice sought please

I have shown several people around my house and identified potential tenants from 2 different viewings I am particularly keen on.

One is a couple and the other is a single person.

Both appear to be neck-and-neck in terms of how secure they sound as tenants for my house.

In this situation, is it best to reference the people from both visits and compare the two once results have shown up?

Also, for a man and his partner/wife, I assume I am best referencing both?

Referencing is to verify the info they have provided so assuming its all correct it shouldn’t really make a difference as to who looks best.

Its fine to reference both sets and go with the one that passes referencing first, some tenants an be slow at providing info. Yes, you should reference both where joint tenancy.

I am about to do one more viewing, another couple, in an hour’s time.

Potentially, this could mean I reference 5 people from 3 viewings.

As long as that does not sound over-the-top or unusual.

However, the couple who I have already seen and keen on live in the same small block of flats as another couple I saw and both couples gave me the same reason for wanting to move…A noisy street in town.

Do you think the landlord may be selling up or both couples have been told by the landlord he wants them out?

I wouldn’t normally reference more than 2 sets of tenants at same time due to costs but that’s your choice. If it’s empty it is cost effective to pay to ensure you get a tenant in there asap.

No idea, although looking to move from a problem area is common

Thinking back, one of the tenants from the flats mentioned he would only have to give 2 weeks’ notice.

Coupled with what his neighbours also said, when they viewed my house to, has set my little alarm bells ringing somewhat.
