What happens if you’re given a section 21, but haven’t got enough time to vacate but require refs for any new letting application in the meantime. I’ve been an exemplary tenancy for more than 4 yrs + paid on time & in full, excellent credit score, no bad history etc but if I’m late at getting out does that mean I get a negative ref?
Surely that’s counter productive and only delays me leaving further if they put something bad about me not leaving.
Obviously they won’t give me one ahead of time as it’s requested during the application process …
I work full time, frantically trying to box my 2 bed home up, but have to view, make appointments to view, no guarantees I get shortlisted, and work all at same time which means two months isn’t enough time, but now I’m

Its really not easy as i am not working on benefits and unwell.Even me as a vulnerable person council keeps using (i have not been in the borough for 5 years.(priority need is not being accepted)stuck in a HMO With mald and damp.
Council is helping by trying to put me in another Hmo or 1 room.Its not easy at all.managed to put offer for private 1 bedroom threw a agency but wanted 47 k earning guarantors.I found one earning 32k so they wanted another one unfortunately tried 3 other people but got declined even do my rent is threw uc and im willing to pay the rest from my allowance.And if i dont find it cant rent it.

I could of moved in by now and they would of got there rent my rent is benefits i dont understand why they accepts benefits but want that many things to say no in the end.

Take heart. A S21 doesn’t end the tenancy. Only a court order can do that and only bailiffs can subsequently make you leave. In the meantime, your LL wants you out and so it’s not in their best interests to make you look bad to other LLs even if you have overstayed. The worse you look in a reference, the less likely it will be you get somewhere else and the less likely it is your current LL will be able to proceed with their plans for the property.
As a LL, my advice would be to keep good communication open with them. Keep them informed on how many properties you’re applying for and the status of your application. I think a weekly update would be useful.
