My landlord served me with a section 21 notice. I have found a property before the deadline of the notice.
The company who complete all reference checks are just waiting for my landlords reference so they can complete my application. I would of been able to move in on 27th May but because of the delay with my LL this has not happened. I have tried to contact her multiple times to complete the reference and so has the company but she is ignoring us all.
Does anyone have any advice what i can do as i fear i will lose out on this opportunity and the new property LL will seek new applicants. They have been kept waiting for two weeks now and i really dont want to lose this.
Do you have her address? I would pop around and see her and ask why. I would take a copy of a reasonable reference that you create yourself just in case she is willing to sign it.
I do know where she lives as we live on the same road but i know she is away on holiday at the moment. However she was sent the reference forms before she left. I just hope if she does refuse, theres other ways to complete the application process because i dont want to lose out on this opportunity. Thankyou for your advice
@Ashraf1 hello. She served notice because she claims she wants to do renovations and up the rent.
The reason i believe she needs to do a reference is so the letting agent who im going through for another property, is able to complete the application. They have said if they can not make contact with her they will try another avenue to try and complete my application.
@Graham hello. Do you mean the landlord does not need to give a reference for my application to be completed and so i am able to move into the new property, or she is not “obliged” to give a reference. Thankyou.
@Graham thank you for clarifying. I dont suppose you know if the absence of a landlord’s reference would affect my chances of the application going through successfully so i can move in to the new property?
She would be well advised to give a good reference.
Failure to do so might mean you can’t move soon and must remain in her property. You might stay for a long time and her options are only court process and bailiffs.
@Carl2 thankyou for your response. Very frustrating. It would make more sense for her to let me go so she doesnt have to pay court costs i would of thought.
Knowing she was going on holiday wouldn’t it have been prudent to approach her before she left?
Also, in this technological day and age there’s no excuse for not being able to contact someone, so phone / email her.
Or perhaps there’s another reason she does not want to give a reference, and you are simply looking for ways to circumnavigate that procedure.
I suspect there’s more to this than meets the eye, particularly if she’s served an S21 and is presumably anxious to see you leave, why then would she delay / threaten / sabotage that result?
@Chris35 i phoned her before she left and she said she was happy for me and happy to do a reference. The reference form was sent to her before she left. There is nothing im trying to avoid other than homelessness. Me and my landlord have always had a good relationship and got on very well.
