I am renting a property from 23rd July, I have paid the deposit and first month rent, now the next rent will be due on 23rd August right?

The first months rent is often paid before the tenancy begins. The tenancy will usually begin when you are given the keys. The tenancy agreement will specify the start date of the tenancy and the day of the month the rent is due.

If you receive the keys at any time on the 23rd July your tenancy starts on that day if all the paperwork also lines up for that same date as well.

So on this basis your next rent payment will be required to be paid before midnight on the 22nd August, so that you have paid for the next month in full and so on.

It will all be laid out within the OR contract and payment details.

My frnd will be added on the contract on 14 August, but my rent will due on 23 august itself right?, or because the there is change in contract om 14august becuz my frnf is added do i have to start paying from 14 august the new rent.

I am asking this as it will be loss for me as i have paid the last rent on 23 july and next due should br 23august

I am assuming your tenancy is joint tenancy, meaning one tenancy agreement for the exclusive use of one property. If this is the case, the existing tenancy continues with the additional tenant from the 14 August. Rent will still be due on 23 August as per the tenancy agreement. How much the incoming tenant contributes in rent should be a personal arrangement between the tenants themselves.

The fairest arrangement would be for the incoming tenant to pay a percentage of the monthly rent and a daily calculation of the monthly rent for 14 - 22 August. A personal arrangement can also be made with regards to the deposit.

@Ahan there’s not ‘your rent’ and ‘your friends rent’ just a single rent amount in the contract which you both would be liable for.

How you share the cost with your friend is up to you two.

You can’t be made to pay rent twice for the same period 13th to 22nd

Your landlord doesnt sound very clued up, but you should ask him to check with Openrent what will happen when he tries to add a tenant. He should then agree that he will only charge the rent for the new tenancy less the amount t for yhe o relapse days youve already paid for.

We know nothing about the LL all we’ve heard is @Ahan 's worries which may reflect having not even talked to the LL. @Ahan doesn’t say LL has said he’ll have to pay twice for 13th to 22nd, does he? LL may be totally clued up ..

Thats all we ever hear. One side of the story. We respond taking it at face value. In this case Ahan insists that his landlord believes he can just add the second tenant to the contract, so my comment was based on that.

Fair enough tho all we have is that LL plans to add his friend to the contract, nothing about what the LL believes or whether it is ‘just’ adding. The LL may be totally clued up, understand the OR process for ‘adding’ a tenant and not be planning to charge @Ahan twice for the period 13th to 2nd.

@Ahan has LL actually told you or implied to you anything about what you will need to pay under a new tenancy starting from 13th with your friend? Have they indicated or suggested that they wouldnt either count the £ you’ve already paid for 13th to 22nd towards the new monthly amount, or wouldnt refund it if paying the new monthly amount from 13th in full? What has caused you to worry that the LL would be unreasonable about this?
