Rent payment options

Do all estate agents accept full rent upfront for the tenancy term length if the applicant’s income does not meet their minimum requirements? Or does this vary from agent to agent?

For example:
Mary earns £21k p/year. She wants to move into a £850 p/month property and needs to earn 36 x times this amount to pass income/employment checks (£30,600). Mary has the equivalent to one years rent saved up (£10,200). Will the agent always accept this along with a good landlord reference and clean credit record?

If Mary doesn’t earn enough to afford the monthly rent then 12 months up front wouldnt tempt me. Not when it takes typically 8+ months to evict someone.

At the end of 12 months she still can’t afford it.
It will be landlords discretion not the agent.
