As my tenant has paid for this month’s rent as there belongings are still in the property so they still legally have to pay until there belongings are gone, what about handing back the keys, do you say until I get the keys back I can then refund the difference?

It depends. Who gave notice to whom? Has the tenant given you back the keys or made clear in writing that theyve left?
