Rental Guarantee Insurance requiring Reference checks on anyone living in house

Hi,

I’m reference checking a tenant who will be moving in with his family. He will be the person liable for the rent, not his wife or children. But he has listed them as tenants so I know who will be living there. The openRent system seems to require me to reference and credit check his wife and children for me to be eligible for Rental guarantee insurance.

Is this correct? Should they all be joint liable on the tenancy for the rent?

Hi Benjy, all parties over the age of 18 living in the property should be named as tenants on the tenancy.

Rent Guarantee Insurance is offered by our referencing partner on all passed comprehensive references. Even if your tenants fail referencing, RGI will still be available if a UK-based guarantor can be successfully referenced and added to the reports.
