Renting to Company / Manager that running Airbnb

Hi all. I am a first time landlord and recently advertising my apartment for next tenancy. I receive a few enquries from “managers” who want to rent the apartment for running Airbnb. They shared sample contract with me and seems acceptable in terms.
Would someone with similar experiences kindly share your view about this kind of tenancy.

What should I get from them to ensure the company can pay for the rent timely, shall I do kind of “referencing check”?

    As Airbnb has higher number of tenants, does it ususally rent with higher rent to compensate for the potential maintenance costs?
    Please advise.

Rent to rent schemes not recommended

Probably against your mortgage terms and/or your lease if you have them. Not recommended for first time landlord.
