Renting without a job

I’ve just come out of uni and am trying to rent somewhere. I don’t currently have a job and don’t think it makes sense to find one until I know where I’m moving to. I can pay deposit and 2 months rent upfront and have a guarantor, but I’m worried about the referencing. Can anyone who’s been in a similar situation give any advice?

I would advise you to find a job then look
I wouldn’t take a post grad in that dynamic
If you had a job in the location you want you can rent
I have taken postgrads on UC who are actively looking for work when they come to me and provide interview appointments etc

@A_A I understand that but I don’t live where I’m trying to move and it wouldn’t be possible to commute.

It’s unlikely benefits will cover your rent, maybe in a house share, which gives you a few months to find a job. Mass shortage of properties means high competition. Your situation is not favourable to landlords.

Is the guarantor a home owner? Some landlords will accept 6/12 months rent in advance for higher risk tenants. But this will be banned soon with labour changes, which will be further damaging for certain tenant types.

@Mark10 yes my guarantor is my mum who owns her own home with no mortgage.

Thought about Airbnb for the short term?

That would be too expensive

I’ve literally refused a tenant because she was between jobs and was going to get another
Having a job and thinking you’ll get a job are two different entities
Many years ago I refused a PhD candidate because she had a job lined up
When I asked for paperwork she showed me an email to the company expressing interest in employment
Waving her doctorate certificate in my face did not guarantee she would pay the bills
She screamed at me , woke up the whole house, so I asked her to leave .

She called later that day asking me to reconsider …
Obviously, I declined.

Quick search on Airbnb shows book a room for a month for less than £800 in Bristol and £700 Birmingham. I’ve negotiated month long deals in hotels for fraction of the book price.

Granted a lodging would likely be cheaper, ie spareroom site worth a look.

Theres usually a short period between being offered a job and starting it and you can usually extend this a little. Thats your window to find accommodation.

Why would a landlord taken the risk?
Get a job first so you can show income.
Your mum as a guarantor, ok if she can show suitable income to pay when you default.

I would have thought you should find a job then rent in that location.

Find someone to stand guarantor for you or move back in with your family / friends, a landlord will not be your benefactor.

Sorry to appear so blunt, but you need to get in step with the real world.
