Repair responsibilty

hi,

i have several questions;

when we provided a newly refurbished flat the bath panel was fitted correctly, the panel has now come slightly lose, whose responsibilty ours or the tenants to fix this?

a tenant has complained that there door letterbox is now broke, again whose responsibilty to repair or replace, ours or the tenants?

a tenant has replaced glass windows ina shed with wood panels, he did not seek prior approval to do this, but insists that it was necessary as the glass was broken, the tenant now wants me to reimburse him the cost he incurred, am i legally obliged to do this?

How long was the tenant in situ ?
If it’s all on inventory the tenant is liable for these issues as it is not considered wear and tear

He never sought permission to do works thus he is liable to return in the condition provided save wear and tear and is thus is not entitled to reimbursement. He is liable to cover your cost though

If the letter box, has broken, and its been there years, its likely wear & tear. They will occasionally break. Likewise the bath panel. You need to decide how it came loose & either blame the tenant or fix yourself. There is not right or wrong answer, and anyone’s reply on here is speculation.

I would ask, how much are these issues to cost to rectify, and is it worth falling out with the tenant over.
